    I'm a 100% disabled veteran. I also collect SSA retirement. Both totalling 4500k+ monthly. Never owned a home. I'm attempting to do so. Agents have different opinions on this. Which is far from comforting. Your statement : "This is all bullshit" is right on. Governmental involvement most always leads to more confusions........

    If you are shopping for a house...imagine yourself as a giant refrigerator, and everyone is in this refrigerator making a sandwich. Everyone gets a cut before you get this old construction bullshit house. Wait till Biden is out of office too. Democrats, especially in California...forget it. all your money will go to the state. ITs a renters market. Dont buy...or else youre making some other person super rich and youll be under water.

    Always buy home warranty insurance. It's worth its weight in gold. Helped me repair a lot of issues with ac, water heater, washer and dryer etc...

    Excellent advice. Additionally, screen and select employers just as rigorously as a potential mate. Do you see yourself with them long-term? Are you hoping the culture will change? Are you going into the position with an idealized view and not being realistic, or setting healthy limits when necessary? Do they demonstrate a low value for their employees (gamifying the work day for increased productivity, not allowing a consistent schedule, expecting to notify you during your off time-- one employer pressured employees to sign up for an app that notified us 24 hrs a day, cutting hours, expecting unreasonable efforts, while making false promises for pay/rewards)? Research the emoloyer's finances before committing to them. Do they have a history of bad investments? Are they losing 10% or more of their gross income to theft and yet have no professional loss prevention? These things have a huge impact on the ability to organize our lives, practice self-care, and build a sustainable future.

    Its not easy to get training. Even LOA have a hard time. But becoming an assistant before doing your own loans is the best bet IF they train you. Once you have experience then u can go off on your own as the loan officer.

    She is right, they will say that you can get a VA IRRRL and get for example $4400 cash back. What theyre not telling you is that youre just getting your escrow balance back and theyre gonna roll that amount back into the loan with the new escrow amount.

      Good call and that is if you are driving it yourself. I moved my mom right after Covid from ca to Washington. It was 26k😱 in fairness she needed help packing but in many cases it’s easier just to buy new stuff.

    The reason i had gone into forbearance bc i had a financial issue that would have made me late on one payment. My issue is june, July, August forbearance and ill be able to have june, July paid but the third month ill be stuck going into September. I chose forbearance to avoid 30 days late yey i find myself shory one month unless i ask for money

The first person to actually listen to my goals for saving while still buying a home, without pushing me to a higher price point ❤️ For property tax, I do have a question - I've researched the tax percentage in the county that I'm looking to buy (Florida, 2 hours away from my home county of Pinellas because I can no longer afford to live here), but I'm seeing taxes that are way above the percentage in relation to the assessed price. I understand lower taxes, because homestead and such, but seeing such high taxes in relation to assessed value has my head spinning. Any direction as to how that happens?       I wish you well on your relocation. My elderly mother is experiencing a significant property tax raise in the MidWest as her town is pushing a refurbishment of a mall onto homeowners rather than onto the businesses. The city council wants to entice businesses to stay/come to their town rather than to a nearby town. This is horrible because the businesses may not even succeed and taxpayers will still be footing the bill. The consumers will be double paying, in taxes and if they support the stores; while the national businesses that will rent the spaces in the mall have little loyalty to support the town.

      It could be specific additional taxes as well. I would call the county property tax assessor and just have a conversation and ask them what to expect.

    You cant work a job anywhere in the labor industry and make even a down payment. We are being forced into apartments to make the rich richer and forced into digital currency and forced compliance or be homeless. Someone going to light the fuse if they don't stop pushing . Shadow 🚫

      You are not shadow banned. There are certain industries where unless you have multiple jobs and two incomes the housing price is too high in many areas. Areas like Miami and San Francisco are impossible . A lot of the $$$ Yellen was out talking about last week, 100 million to help affordable housing, is just for the government to build rentals and subsidize the rent. It is not to build new affordable housing. I think wage growth has been stagnant in the US for over 30 years. I think there are many obstacles to housing in certain parts of the United States. However, I also see the other side where people are getting into houses that are 100,000 200,000 and actually can have a nice life based on what they live. All depends on location.

    Home insurance can be crazy different. I ended up calling 7 companies. From Progressive that I had my car insurance with to local companies to State Farm that I was with on car insurance for 30 years but left when my insurance went way up with no accidents. It ranges from $1600 to $4400 for the same things. You are soooo right about inspections too. I was previously with a different realtor and her inspector was great. Pointed out things in detail and I decided to not purchase. I changed realtors, they knew the neighborhood really well that I wanted to be in, but used her inspector and wasn't impressed. They didn't seem to point things out in detail as much as the other guy. So, I'm now in the house and am doing my own sorta inspections for plumbing, HVAC, electric, roof, foundation. The HVAC doesn't cool down, the dryer was in the garage and was venting to the crawl space but the realtor and seller "fixed" it. Well the handyman ran some of that cheap aluminum venting behind the washer through the crawl space entry door space (yes, crawl space door can no longer close), turned it again and out a side wall about 15-20' away. I'm not getting a w/d until I can see if it's even possible to have in the same space or if I need to get a ventless one. Water pressure was extremely low and hot water vent was asbestos and was touching wood. Inspector didn't mention either and said it was good except for a couple leaks that were fixed. While a portion of the roof was repaired, I don't trust that they noted everything, so going to get it checked out. The deck wasn't up the code, couldn't tell with the sellers things still there. I could tell the stairs were old and poor condition. The inspector said the deck was fine. The steps were a trip hazard, they replaced them but are so narrow in depth that my dog (shepherd) has fallen twice off them! The deck railing doesn't have the vertical rails, it's just open. Didn't notice since the seller had plants and furniture along every side. Will be getting that fixed. Fortunately I paid about $25k lower than other similar houses. I looked at some a bit bigger and cost more but was worried I would get in and stuff like this would happen and I wouldn't have enough buffer to do repairs and would have to put things on a credit card or dip into retirement savings. My other suggestion would be to not use the repair folks your realtor suggest. I really liked the house, I liked the neighborhood, it feels like home. Fortunately I had some buffer in my house budget to help with these things.i I'm still getting quotes, but will definitely get the HVAC (it's 115 here), deck steps (protect the pup), and water pressure (my hair looks like Kramer on Seinfield) and hot water vent fixed soon.     I actually did this a couple of years ago for six or seven months, to see if I felt a pinch. It’s a good exercise and I would also recommend not changing anything about your current spending/saving habits while doing it, so you have an accurate idea of how the actual payment impacts you.

      Likely never. The cost yearly for a Rhode Island license is really high versus the amount of clients I would potentially have in Rhode Island. With all my licensing, each state charges a different amount and Rhode Island is one of the most expensive.

    They are selling homes on slabs,no basement, 3 bedrooms 2 baths starting at 700,000 around where I live. Selling like hotcakes to people who have to be living on the edge of one small hiccup and disaster strikes. Can't understand it in any form.

    is Homeowners insurance the same as Condo Insurance if you own a condo?

      From my understanding, if your HOA covers the exterior of your property, then no, you'd only have to cover the interior.

      Homeowners insurance is for a home and it covers the exterior and interior whereas condo as Jessica said generally just covers the interior

    Is the max DTI 45% for manual underwriting by chance?

      We actually don’t have a max debt to income anymore however, I will say it’s really hard on a manual to get an underwriter comfortable if it’s over 55. We would have to have serious compensating factors. With VA ultimately the underwriter is signing their license to it.

    So many overvalued homes on the market. Eternal property and school tax means you never truly own the house or property. You rent it from the govt.

      I do not. I don’t know what the deal is with Puerto Rico, but it’s not like other states when it comes to how easy it is to get a license and have a loan company back there.

      I totally disagree. I’ve watched many people from California sell their homes and make large amounts of money which ultimately have funded their retirement or allowed them to buy other homes and other areas with cash. Real Estate 100% can be a great investment and if you look at the history on it, it is how the average American has been able to build wealth.

    What gets me about the overly complicated housing industry is the doubletree and moronic explanations. REMEMBER , this "industry" makes billions in profits. When most of the "work" is done in hours not days , weeks or months.....
